Hyderabad emerges as luxury consumption hub with ultra-luxury home sales rising: Kotak

Hyderabad, Oct 26 (UNI) Hyderabad is emerging as a major luxury consumption hub, with rising affluent populations driving demand for ultra-luxury housing, premium products and personalised lifestyle experiences, according to Kotak Private Banking.
The city recorded sales of 625 homes priced at Rs 10 crore and above in FY26, valued at a combined Rs 8,562 crore, reflecting growing demand in the ultra-luxury residential segment, the company said, citing the CRE Matrix and India Sotheby's International Realty Southern India High End Luxury Housing Report FY26.
Annual sales of homes in this price category increased from 184 units in 2021 to 570 in 2025, with more than 2,000 such homes sold over four years, it said.
Kokapet emerged as a key luxury housing destination, recording 111 transactions worth Rs 1,298 crore in FY26. Nanakramguda followed with 81 homes valued at Rs 973 crore, while Manchirevula registered 67 sales worth Rs 1,111 crore.
The demand reflects a growing preference for spacious homes, privacy, views and premium amenities, alongside established luxury residential destinations such as Banjara Hills and Jubilee Hills.
Western Hyderabad, including Kokapet, Gachibowli and Tellapur, is gaining prominence alongside the city's expanding technology and business ecosystem.
Vodhi Chakravartty, Business Head-UHNI at Kotak Private Banking, said Hyderabad's ultra-high-net-worth individuals were evolving from wealth creators into more confident luxury consumers, with greater emphasis on quality, privacy and personalised services.
The changing customer profile includes younger professionals and entrepreneurs with greater exposure to international brands and service standards.
Women and multi-generational families are also influencing luxury purchases, particularly for weddings and other significant occasions, the company said.
Luxury spending is also extending beyond material ownership to experiences, health and wellness. Kotak Private Banking's Luxury Index 2025 recorded annual growth of 11.6 per cent in luxury experiences and 14.3 per cent in health and wellness spending between 2022 and 2025.
The trends point to opportunities in hospitality, curated travel, wellness, private dining and bespoke services, with affluent consumers increasingly seeking exclusive experiences tailored to their preferences, the company added.
